Approach

Every campus starts as an open field

We look for the things that are hard to add later. A substation or transmission line close by. A fiber route. Water. A county that wants the project. Once a site clears that screen, we go to work on everything that could stall a build.

Most of that work is power, and power is where we came from. Belltown has been developing utility‑scale energy in ERCOT since 2016, so we know the interconnection queue and the utilities behind it. The rest is unglamorous. Title, zoning, environmental review, easements, water. We finish it before a site changes hands.

Process

How a parcel becomes a site

Four stages, run end to end by one team, aimed at the shortest credible path to power.

Site identification

The best leads come from utility planners we have worked with for years, which points us at land near substations and transmission that still has headroom. Zoning, water and fiber all get checked before we make an offer.

Grid and power

Either we take the site through interconnection or we site generation on it. Which route we pick depends on the queue, the utility, and how quickly you need megawatts on the ground.

Title and entitlements

Title work, zoning, permitting, environmental review and tax structure. This is the part that quietly kills schedules, which is why we clear it early rather than at closing.

Utilities and delivery

Fiber, water, wastewater and the rest of what a campus needs. What you receive is powered, permitted land with the diligence file that backs it up.

Where we look

Close to the load

Compute wants to sit near the people it serves and near a grid that already has room. In Texas that puts the pressure on three corridors: Dallas–Fort Worth, Houston and San Antonio. Our search concentrates inside roughly sixty miles of them, where the fiber is dense and the transmission is already built.

Inside that band we work two shapes of site. Sites held under 75 MW, where interconnection is a shorter road. And campus‑scale land assembled for hyperscale from the start.

Background

We came from the power side

Land is a real estate problem. Getting it energized is a power problem, and that is the one that sets your schedule.

Speed to power

This is the whole business. Grid interconnection where the queue allows it, behind‑the‑meter gas where it does not. Either way the point is megawatts on site sooner than the alternative.

Where the capacity is

A decade of utility‑scale development in ERCOT means we talk to the same planners and engineers year after year. Knowing where headroom is opening up is usually how a site surfaces, and it is why we reach it early.

Behind-the-meter gas

Purpose‑sited natural gas generation, sized to the campus. It skips the interconnection queue, which matters when the grid cannot move as fast as your build schedule.
